New construction listing reel script: 3 tones for the builder angle

A new construction reel sells three things a resale can't: the completion date, the warranty, and the chance to choose finishes — so the script leads with them. Below are three complete 24–28-second scripts on one beat structure, built to work from renderings or a model home when the actual property isn't walkable yet, with the two claims to verify with the builder first: the delivery date and what the warranty covers.
New construction is the one listing type where walkthrough video is often impossible — the house is a foundation, a frame, or a rendering — which makes it the clearest case for a reel built from stills. Model-home photos, builder renderings and finished-spec images are the raw material, and the script’s job is to sell what a resale can’t offer: a delivery date, a warranty, and choices still open to the buyer.
The builder-angle structure: hook with newness and the date, state the plan numbers, two or three interior beats (from the model or the renderings), then the two beats a resale reel never has — selections still open, and the warranty — before closing on price and date. Every script above runs that order.
Three craft notes specific to new construction:
- Label what isn’t real yet. If a frame is a rendering or a model home rather than the actual unit, say so on screen or in the voiceover. It keeps the reel consistent with your MLS remarks, and in some markets it’s a legal requirement — see AI-generated video on the MLS for the disclosure picture.
- Get the date and warranty in writing. The completion date drifts and the warranty has terms; both are claims buyers rely on. Quote the builder’s document, not the site agent’s optimism.
- “From” is a word. If the price is a base with upgrades on top, the script says “from [PRICE]”. A spoken price without the qualifier is an advertising claim.

Common questions
Can I make a reel from builder renderings?
Yes, and for pre-completion homes it's the norm — but say so. A line in the voiceover or an on-screen label ('renderings; completion [MONTH]') keeps the reel honest, keeps it consistent with your MLS remarks, and in some states is a legal requirement for digitally created images. Check the builder's license terms for the renderings too; they own them.
What's the biggest new-construction reel mistake?
Selling it like a resale — touring rooms that don't exist yet with no mention of when they will. The buyer's real questions are when, what's included, and what can I still choose. A reel that answers those in the first ten seconds outperforms one that describes a kitchen from a rendering.
Should I mention the builder by name?
If the builder's reputation is a selling point and you have their sign-off, yes — it's provenance, and it's checkable. If you're the listing agent for a spec home, confirm with the builder how they want to be credited; some have brand guidelines for agent marketing.
