What it checks

The Fair Housing Act protects race, color, national origin, religion, sex, familial status, and disability — and many states add age and source of income. The risky sentences in listing copy are almost never slurs; they’re friendly-sounding phrases that describe who should live somewhere instead of the property: “perfect for families”, “safe neighborhood”, “walking distance to the church”, “great schools”. This checker runs your copy against the phrase patterns HUD advertising guidance and NAR-circulated word lists flag, sorted into hard flags and context-dependent cautions.

The one rule that prevents most violations

Describe the property, never the people. Every flagged phrase has a compliant twin that sells the same thing: “perfect for families” becomes “four bedrooms and a fenced backyard”; “walking distance to” becomes “a quarter-mile from”; “top-rated schools” becomes the district’s name with no adjectives. The buyer draws their own conclusions — you just stop being the one who said it.
